Professional Valuations

We provide accurate up to date valuations for property in and around Dublin and the surrounding areas. All valuations are undertaken by qualified Chartered Surveyors (members of both the SCSI & RICS) and must adhere to the robust standards of The Red Book.

The Red Book provides an implementation or practice framework for the application of International Valuation Standards (IVS) globally, ensuring that valuers apply professional and accountable standards throughout the world. The standards are designed to ensure that SCSI/RICS members always follow best practice and comply with the law when providing valuations on behalf of clients.

You can therefore be confident that any valuation completed by Ed Dempsey & Associates will withstand scrutiny and examination.

When you buy a house and need a mortgage, a lender will commission a mortgage valuation. On the death of a loved one their property passes into the hands of the executor who will arrange for the assets of the deceased to be valued as at the date of death. Once the estate has been valued the executor (or Solicitor) applies to the Probate Office for a grant of probate and once issued and debts and taxes have been paid, the ‘estate’ is allocated in accordance with the terms of the will.

Where a property is sold a pro-rata “capital gains” tax is due to the Revenue based on the difference between the acquisition cost and sale cost. Sometimes purchase prices are not known and property deeds are lost to time. However, we have experience providing historical valuations in such instances including as far back as 1974.

Such a valuation is not suitable for secured lending applications or the other uses above, however, will be based on our market knowledge and is appropriate if you are considering marketing your property.
